Service Policies

At Punchlist Marfa, we want to make taking care of your home or property as easy as possible. These policies help set clear expectations so everyone knows what to expect before we get started.

Service Area

We currently provide services within Marfa, Texas.

Service Rates & Billing

$125 Service Call
Includes travel within Marfa and up to the first hour of labor for one technician.

$125/hour thereafter
Additional labor is billed in 30-minute increments at $62.50 per increment.

Additional Help — $75/hour
Some projects require an extra set of hands. If additional help is needed, we'll discuss it with you and confirm pricing beforehand. Additional helper time is billed in 30-minute increments at $37.50 per increment.

Materials, parts, and supplies are billed separately. Larger or more involved projects may be quoted individually.

Scheduling & Cancellations

We understand that plans change; however, we require at least 24 hours' notice to cancel or reschedule an appointment.

Appointments canceled or rescheduled with less than 24 hours' notice will incur a $125 cancellation fee.

If we arrive at the scheduled time and are unable to access the property or begin work due to circumstances within the customer's control, a $125 service call fee will apply.

Property Access

Please make sure we have access to the property and the areas where work is needed at the scheduled appointment time.

If you'll be away, we'll coordinate access instructions with you in advance.

Project Scope & Additional Work

We ask customers to send a description of their projects and photos whenever possible before scheduling. This helps us determine what materials, tools, and time may be needed.

While we'll do our best to complete your punch list during the scheduled visit, some projects may require additional materials, specialized equipment, or a return appointment.

If we discover that a project requires more extensive work than anticipated, we'll discuss the options with you before proceeding.

Materials & Supplies

Materials, replacement parts, and supplies are not included in our hourly rates unless specifically stated.

We'll discuss significant purchases with you beforehand. Special-order items may require advance payment.

Scope of Services

Punchlist Marfa provides general handyman services, minor repairs, installations, and routine property maintenance.

We do not perform work requiring a specialized trade license unless that work is completed by an appropriately licensed professional.

If a project falls outside our scope, we'll let you know and may recommend a qualified specialist.

Property Care Services

Our Property Care visits are intended to provide routine visual checks and preventative maintenance for your home or property.

We'll look for visible concerns and report anything that may need attention, but these visits are not professional home inspections and do not guarantee that all existing or developing problems will be identified or prevented.

Property Care visits do not include repairs, emergency response, or contractor supervision unless specifically arranged.

Quarterly Home Care

Quarterly Home Care includes one scheduled preventative maintenance visit every three months, based on the services described in your selected plan.

Replacement filters, batteries, materials, repairs, and additional services are billed separately unless specifically included in your plan.

Visits are scheduled in advance based on availability. Any recurring billing arrangements, renewal terms, and cancellation procedures will be confirmed before enrollment.

Additional Services & Repairs

If we identify something during a Property Care visit that requires attention, we'll contact you to discuss next steps.

Additional repairs, return visits, contractor coordination, or other services are not included in the Property Care visit price unless expressly stated.

We won't authorize significant additional work or purchases without your approval, except as permitted by a separate written agreement.

Payment

Payment is due upon receipt of the invoice unless other arrangements have been agreed upon in advance.
